While HIPS were disliked by many, they had the advantage of helping sellers to prepare for their sale.

It is still a requirement to provide an Energy Performance Certificate (EPC) for a house as soon as reasonably possible and within 28 days of marketing.

We have therefore provide a new service called
HOMEFILE SALE CONVEYANCING
for Property Sellers

While you wait for a buyer, we prepare a HomeFile for your property including
the EPC
proof of your ownership
property information and contents list
and copies of other documents you have which will be useful to a buyer
eg planning permissions, guarantees etc.

The HomeFile can be shown to buyers to help answers questions about your property
It can help them decide on your property
It shows them you are organised for your sale

It can be released with the sale contract as soon a sale is confirmed
It will save you rushing to answer enquiries or find documents
It will give you time to correct any legal problems
It will avoid your buyer losing interest if documents are delayed while you catch up

HomeFile costs £95 freehold
including VAT if you take our conveyancing service
