Why DE HIPs are so good

HIPs might have a bad press, but their message is still very clear. Like the Scouts, Be Prepared before you start selling your property.

Life style programs tell us how to put out flowers, hide rubbish, even have a coffee aroma when buyers come to call! But are you actually ready to complete a sale if you agree an offer?

In the past, it was panic stations to get the legal work started. Your solicitor probably wasn’t told you were even selling. If there was a problem your paperwork, the sale fell through and probably a purchase too – wasting your time and money.

So rightly or wrongly, HIPs make you plan your sale before you start. We provide HIPs as the start of the conveyancing process. We want to work on your sale as soon as a buyer is found.

If you buy a HIP elsewhere, the supplier has no interest in completing the sale. Your solicitor then has to check the same information again. Why pay twice? And if problems are found, you are back to the start.

They say you get what you pay for. If your HIP includes an official Local Authority search, (£118 in Gosport with free planning documents!) your buyer will rely on it immediately. Other HIP providers use unofficial searches as they are cheaper but they are often incomplete. Either way you are unlikely to see any benefit. So you must decide carefully which to use.

Your HIP must be available before you market. It must include a Property Information Questionnaire (PIQ). This makes sense as Buyers may withdraw if they don’t like answers given later. Solicitors have always helped clients deal with such enquiries as part the conveyancing process.

SUPER HIPs? - Imagine if your HIP contained every answer that your buyer, and the buyer's solicitor wanted to know about your property and your ownership of it. When the legal work started, the buyer would only have to find a mortgage and sign the contract. A pipe dream - talk to us if the idea appeals.

If you buy a HIP, you are clearly serious about selling. So get a good HIP. Buyers are so hard to find. Why risk losing one and your house price by being unprepared. Use a local solicitor like us. Don’t pay for the same work twice. Avoid last minute panics. Help your buyer to buy your property.
